金邊市政府於2016年02月20 日發佈《2015至2035年金邊城市規劃》金邊市未來城市規劃:一.2020年金邊城區面積達到375km2,常駐人口達到250萬人。二.2035年金邊城區面積達到675km2,常駐人口達到500萬人,面積、人口翻倍。金邊市政府城市規劃藍圖,是建築在未來20年金邊市工業、觀光業、服務業、房地產業等主要產業發展潛力基礎之上,而制定的城市發展藍圖。

未來20年內金邊市房地產市場,將表現剛強堅挺、蓬勃發展。目前金邊市人口約200萬,根據《2015至2035年金邊城市規劃》,2020年將成長到250萬,增加50萬人口住房需求,如果有20%屬於城市白領階層,就有10萬人需要中高端住宅公寓。而目前金邊市開工建築,能夠容納未來人口增加的大型商住、公寓並不多。在2018年柬埔寨國會大選前,能夠完工交屋項目屈指可數,僅有奧林匹亞城、太子中央廣場、金邊一號等工程能夠封盤,且大多已銷售過半。預計封盤時將銷售告罄。金邊房地產市場、特別是功能齊全的中高檔公寓,必將呈現剛性需求,房價也會水漲船高。

其次,2020到2035年,金邊城市面積、人口翻倍,城市核心地段優值房地產早已瓜分完畢,城市核心地段的房價將大幅上漲,中高端商住、公寓大樓會更呈現其價值所在。2018年柬埔寨國會大選後,金邊房價將會延續高價走勢。因為人口結構、數量因素影響,未來金邊房價有望繼續走高。

The Phnom Penh City Government issued the "Phnom Penh Urban Planning 2015-2035" on February 20, 2016. The future urban planning of Phnom Penh City: 1. In 2020, the urban area of Phnom Penh will reach 375km2, and the resident population will reach 2.5 million. 2. In 2035, the urban area of Phnom Penh will reach 675km2, the resident population will reach 5 million, and the area and population will double. The urban planning blueprint of the Phnom Penh City Government is an urban development blueprint formulated on the basis of the development potential of major industries such as Phnom Penh's industry, tourism, service industry, and real estate industry in the next 20 years.

In the next 20 years, the real estate market in Phnom Penh will be strong and vigorous. At present, the population of Phnom Penh is about 2 million. According to the "Phnom Penh Urban Planning 2015-2035", it will grow to 2.5 million in 2020, increasing the housing demand of 500,000 people. If 20% of the population belongs to the urban white-collar class, 100,000 people will need housing High-end residential apartments. At present, Phnom Penh is under construction, and there are not many large-scale commercial residences and apartments that can accommodate future population growth. Before the Cambodian general election in 2018, there were only a handful of projects that could be completed and handed over. Only projects such as Olympia City, Prince Central Plaza, and Phnom Penh One could be closed, and most of them have been sold for more than half. It is expected to be sold out by the time of closing. The real estate market in Phnom Penh, especially mid-to-high-end apartments with complete functions, will definitely show rigid demand, and the housing prices will also rise with the tide.

Secondly, from 2020 to 2035, Phnom Penh's urban area and population will double, and the high-value real estate in the city's core areas has already been divided up. Housing prices in the city's core areas will rise sharply, and mid-to-high-end commercial and residential buildings and apartment buildings will show their value. After the Cambodian parliamentary election in 2018, housing prices in Phnom Penh will continue to be high. Due to the influence of population structure and quantitative factors, housing prices in Phnom Penh are expected to continue to rise in the future.
